As industrial outdoor storage has become a niche asset class, we are diving deep. The IOS asset class is still in its infancy and we are learning as we grow this product offering. Our competitive advantage is that we are developing a tool that will allow us to target IOS sites zoned by right and low-coverage industrial buildings with the proper zoning. Our goal is to be able to see through the noise and target the appropriate sites quickly.

Our ideal client is a tenant who needs outdoor storage and is willing to sign a long term lease or purchase a site. Along with that, we are working to compile investment groups focused on IOS to purchase these sites once we have a tenant in tow.
