These units often compete with local service businesses, driving prices higher per square foot than bulk distribution space. Spaces ITP, or inside 285, will command the highest rates as will buildings adjacent to wealthy suburbs.

How much does a 10,000 – 30,000 sq. ft. warehouse cost?
For mid-sized operations, rates typically range from $9 to 13/SF for 10k SF units, dropping to $6 to 11/SF as you approach 30k SF. Pricing here leans heavily on functionality: dock-high loading and truck access will push rates to the higher end. Buildings in this size range with outdoor storage command a huge premium as many businesses need the space to park trucks and equipment.
