How much does it cost to lease a warehouse in atlanta?

There are a lot of factors that go into the warehouse rental rates. As an overview, the market is controlled by supply and demand. When the demand is higher than supply, rates go up. That means in practical terms that the more desirable the warehouse, the more demand there will be for it and the more it will cost.

The factors that affect demand are:

  • Size

  • Ceiling Clear Height

  • Dock Doors and Drive in Doors

  • Column Spacing

  • Power Capacity

  • Proximity to regional transit (Airports, Interstates, Rail and Ports)

  • Condition and Quality of Construction

How are Warehouse leases structured?

The most common lease is a NNN (triple net) lease. This means a tenant will pay a base rate per square foot on an annual basis. Additionally, they will pay the owner their pro rata portion of the operating costs.

This means a 20,000 square foot warehouse leased at $10/ square foot will have an annual base rate of $200,000. The additional operating expenses may be $2.50/square foot. This means the total annual rent is $250,000, or $20,800 per month.
