Site Selection:

Our site selection process utilizes ESRI Business Analyst data for objective real estate decisions. We cover demographics, market competition mapping, labor pools and more. No matter what factor is important to you, we will find the data. Through our partners we can explore incentive offerings for large relocations, capital investments or projects that will create meaningful jobs.

Financial Analysis:

We model your total occupancy costs for each proposal to determine the best deal for your company. We’ll analyze base rent, rent escalators, tenant improvement allowances, parking costs, operating expense pass-throughs and much more.

Lease Negotiation:

The lease you sign determines what the next five to ten years actually cost. We negotiate base rent, escalations, OpEx pass-throughs, TI allowance, options, restoration, and assignment rights against current market comps and recent landlord behavior, not against the building’s asking-rate. The goal is a lease that benefits you three years from now, not one you signed because you ran out of time. We work with commercial real estate attorneys who will review the lease and ensure the legal terms are market and appropriate. Note: A tenant should expect a legal bill of $4,000 - $8,000 for legal review of a lease. We highly recommend companies don’t skip this very important step.

Build-out Coordination:

We don’t disappear when the lease is signed. Through our partner network, we coordinate with the architect, GC, and the landlord's property management team to deliver the space on time and on budget. We have trusted vendors and don’t rely solely on a landlord’s preferred vendor. The Project Management team’s fee is paid in the Tenant Improvement Allowance and typically has little to no out of pocket cost for the tenant.

How The Process Works

1. Discovery We start by learning your business. Space requirements, headcount, growth plans, budget and timeline. The more we understand upfront, the better we search.

2. Market Survey We identify every available option across Cobb County and North Atlanta, including off-market space. You get a shortlist of properties that actually fit your criteria, not everything on CoStar.

3. Property Tours We tour with you and evaluate each space against your operational needs. Layout, build-out condition, loading, parking, infrastructure. We ask the questions you don't know to ask.

4. Negotiation We submit proposals, create competition among landlords, and negotiate rent, tenant improvement allowances, renewal options and lease protections. This is where preparation pays off.

5. Lease Review We review the final lease against negotiated terms and flag anything that doesn't protect you. We recommend you involve your attorney. We coordinate the rest.

6. Move-In and Beyond We stay involved through build-out and occupancy. When your next lease event comes around, you already know who to call.
